Fully managed vs tenant-find: what is the difference?

The two most common ways to use a letting agent, what each involves and questions to ask when choosing.

The short answer With **tenant-find**, the agent markets the property, finds and references a tenant and sets up the tenancy. After move-in, the landlord manages the tenancy themselves. With **fully managed**, the agent does all of that and then looks after the tenancy day to day.

Tenant-find typically includes - Advice on rent and preparing the property - Marketing and viewings - Referencing and setting up the tenancy - Handing over to you once the tenant has moved in

Fully managed typically adds - Rent collection and statements - Arranging and following up maintenance - Tracking certificates, renewals and other important dates - Being the first point of contact for the tenant

Questions worth asking any agent - How will I know what is happening with my property? - How are repairs approved, and is there a spending limit? - Who do I speak to if I have a question? - What exactly is included in the fee, and what costs extra?
