What is included in fully managed lettings?
Fully managed lettings covers finding a tenant and then looking after the tenancy day to day: collecting and reconciling rent, arranging maintenance with vetted contractors, tracking safety certificates and renewal dates, handling tenant questions and keeping you informed. The exact scope and fees are set out in writing before you instruct us.
How are landlords kept updated?
Landlords can see rent received, statements, maintenance jobs, quotes awaiting a decision and property documents in the landlord portal. We also contact you directly when a decision is needed, and you can always call or email the team.
How do landlords approve maintenance work?
When a repair needs your approval, we send you the quote with photos and a description. You can approve, decline or ask a question, in the portal, by email or by phone. Work within a limit you have agreed with us in advance can go ahead without waiting.
How do rent reviews work?
Ahead of a tenancy anniversary or renewal, we prepare a rent review for you to consider. We discuss the options with you, record your decision, and then handle communication with the tenant. Any change follows the correct process for the tenancy.
